Homestead Credit Application
✔ Up to $600 Property Tax Credit – If you claim the property as your primary residence, you can receive a tax credit of up to $600 per year.
✔ Assessment Increase Limits – Property tax increases are capped at 5% per year for primary residences and 10% per year for other properties.
✔ Value Freeze for Seniors & Disabled Homeowners – If you’re 65 or older or 100% disabled, your home’s taxable value is frozen, preventing increases unless changes are made to the property.
✔ One Homestead Credit Per Household– You can only claim one tax credit per household.
Arkansas Homestead Credit & Property Tax Estimates
If you’re buying a home in Arkansas, it’s important to understand how property taxes work and how they might change after your purchase. You may pay more in property taxes than the previous owner because property values are reassessed when a home is sold. However, Arkansas offers tax relief through Amendment 79, which can help reduce your tax burden.
Property Tax Exemption
Certain organizations and real estate qualify for property tax exemptions under the Arkansas Constitution, including:
- Public property used exclusively for public purposes
- Churches, used as such
- Cemeteries, used exclusively as such
- School buildings and apparatus
- Libraries and grounds used exclusively for school purposes
- Buildings, grounds, and materials used exclusively for public charity
Please note that non-profit status doesn’t give you an automatic exemption. Tax exemption follows actual use, not non-profit status.
Deadlines
The last day for listing all real and non-household tangible personal property for assessment without penalty is May 31 of each year, ACA 26-26-201.
What is a millage rate?
A mill is equal to $1 of property tax for each $1,000 of assessed value. The full assessed value of property in Arkansas is 20% of its market value.
For example, if your home has a market value of $100,000:
Assessed value
$100,000 × 20% = $20,000
Value of one (1) mill
$20,000 ÷ 1,000 = $20
So, if your home is valued at $100,000, a one mill property tax rate would cost you $20 per year.

Q: Will the Assessor always gives the taxpayer a notice and an opportunity to appeal when such assessor reassesses the property, or for any reason, increases the value of a taxpayer’s property?

Q: Does the property owner need to register proof of eligibility for the “homestead” tax credit with county assessor?
Yes, on or before October 15th of the year after the assessment. ACA 26-26-1118.
Q: How often is a county-wide reappraisal of real property done?
A: Every three or five years depending upon whether the county is a fast growth county or a slow growth county, ACA 26-26-1903.
Q: What does the term “disabled” mean in the context of Amd. 79?
A: It means a person who is : (1) disabled for purposes of Subchapter XIX of the Social Security Act in effect on January 1, 2003 for any period during the calendar year; (2) a veteran who is permanently and totally disabled as defined in 38 C.F.R. Party IV, as in effect on January 1, 2003; or, (3) has received permanent and total disability insurance benefits for any period of time during the calendar year, ACA 26-26-1120.
